  • Terms and Conditions

    Please read these terms and conditions carefully. All bookings made via Participating Websites and Online Travel Agencies or with Howgills Apartments directly are made subject to these terms and conditions. The person making the booking will be deemed to have accepted these Terms and Conditions on behalf of all persons who will be staying at Howgills Apartments. Bookings cannot be accepted from persons under eighteen years of age.


    Payments

    We require a 30% deposit at the time of booking.

    The final balance is required 28 days prior to your reservation date.

    Before your stay, we require you to 'lodge' a credit or debit card with us for a security bond of £75 for your apartment. The security deposit is pre-authorised against your credit/debit card, 7 days prior to your arrival. This is in case there is any damage to the property during your stay. The money is simply reserved and then released 7 days after your stay if there is no damage. Full details regarding the security bond can be found in the section 'Security Bond'.​

    If the booking is not made through our website - we will send you a payment link from our SuperControl booking system. Secure payments can be made online through the Yapstone HolidayRent Portal via Visa Debit / Delta/ Maestro / Switch/ Visa Credit & Mastercard. ​

    If you have made a reservation via 'Booking.com' - please note that we offer two rates on this site; refundable and non-refundable. We will contact you after your reservation with the appropriate booking/payment, terms, and conditions information. Non-refundable bookings require the full fee, even if the booking is cancelled (at any time after your reservation).​

    ​We may decline your booking: We reserve the right to decline your booking request for any reason and/or to take an alternative booking. If we decline or are unable to accept your booking request, we will notify you and, if the deposit (or any further monies) has been paid, this will be returned to you.


    Cancellations

    If you cancel with us:

    We recommend that all our guests take out travel insurance for their stay with us. It just means that you are covered in the event that you have to cancel for personal circumstances, member(s) of the group dropping out at the last minute and the reservation is no longer viable or even due to unforeseen weather conditions.

    If the booking is cancelled less than 28 days before the arrival date then you will receive a refund of any payments that you made to us.
    ​​
    If the booking is cancelled less than 14 days before the arrival date then you are liable for a charge equal to 50% of the stay that will need to be paid to us.

    In the event of a no-show or booking reduction (after arrival date) you are liable for the full cost of the booking which will need to be paid immediately.


    If we cancel

    We may cancel your booking if:

    We become aware of any health and safety or quality-related issue with our accommodation or its immediate surroundings (for example contamination of the Property's water supply);

    Circumstances or events outside our reasonable control.​

    If we cancel a Booking we may (but are not obliged to) arrange alternative accommodation for you and your guests of an equivalent type and standard in a similar location. We will not be liable for any costs associated with arranging alternative accommodation and such alternative may be subject to the payment of additional charges by you if the rental charges for the alternative are higher than those under the cancelled booking;

    and/or​

    Refund any amounts paid by you in relation to the cancelled booking.

    Events or circumstances beyond our reasonable control. If we are prevented or delayed from complying with any obligations under these Booking Conditions due to events or circumstances beyond our reasonable control, the inability or delay in performing those obligations will not be treated as a breach of the terms of these Booking Conditions.

    ​Examples of such events or circumstances include fire, flood, and other acts of God, trade disputes, lockouts, restrictions by the government, medical pandemics, problems with imports or exports, riots, accidents, disruption to energy supplies, civil commotion, and acts of terrorism or war.


    Security Bond

    Before your stay, we require you to 'lodge' a credit or debit card with us for a security bond of £75 for your apartment. The security deposit is pre-authorised against your credit/debit card, 7 days prior to your arrival. The security bond applies to all bookings and includes those made with a third party, such as booking.com.

    The security bond is in place as a standard policy and is in case there is any damage to the property during your stay. The money is simply reserved and then released 7 days after your stay if there is no damage.​

    Any refusal to pay a security deposit will mean the booking cannot be made or will be cancelled, at your own loss.​

    If the property sustains damage, loss of contents or any additional costs incurred during your stay (including extra cleaning), smoking within the apartment, damage to apartment property (including stains on bedding, linen, and towels), and inappropriate guest behaviour we will contact you with a report, including a quotation for damages/repair. The deduction(s) will then automatically be made from your security bond. If the property is left as you found it; with no damages, extra cleaning or breakages the £75 security bond will be 'released' back to the card you registered with us. Please note that if a security bond payment is charged due to damages; this will show on your bank statement as the amount deducted. For example, if we charge £50 you will see a deduction of £50.

    Upon departure, Howgills Apartments needs to be left in the same condition as when you checked in.

    We are a 'green' property and recycle after every guest's stay. You are required to separate your recycling and leave it in the correct bins. Failure to do this will result in money being deducted from your security bond.


    Smoking

    Our Apartments are not smoking. Smoking outside the main apartment front door is not permitted.​


    Noise

    ​We pay particular attention to noise and as the apartments are in a residential area noise must be kept to a reasonable level after 10 pm as a courtesy to others.​


    Guests​

    Guests shall not permit the property to be visited or occupied by more guests than stated on the booking and invoice. It is essential that you confirm the exact number of guests that will be staying on the property and no additional guests are allowed at the venue without our prior permission. If additional guests are found staying on the property you all may be asked to leave or you will be charged for the additional amount of guests.

    If we find out that additional guests have been staying at our Apartments after you have checked out, you will be informed and your security bond will be charged and retained by us to cover the additional cleaning costs.

    For fire safety reasons, the people who stay in the accommodation must not be of a different identity to those named as part of the booking.

    We reserve the right to refuse admission to the property should this occur. If you would like to increase the number of guests staying at the property, please let us know in writing at least 7 days prior to your arrival and we will confirm if this is possible and the possible costs involved.

    For fire and safety reasons, our properties have CCTV in operation in the entrance and parking areas and this is monitored by Howgills Accommodation.


    Children Safety

    Cleaning materials are left for the use of guests during their stay. We keep the cleaning products in cupboards or on worktops, high up where possible. It is the responsibility of guests to ensure that children are safe whilst in the properties and are not able to access the cupboards/worktops where products are kept.


    Lost property​

    We regret that we cannot accept responsibility for any lost property left behind after your stay. Whilst we will make every effort to return lost property, this will only be done on receipt of full payment of the registered post plus a £5 handling and packing charge. Items not claimed after 28 days will be disposed of. All perishable foods will automatically be disposed of at the time of the changeover.

    The use of the property and its facilities is entirely at the user’s risk. We cannot accept responsibility for any injury or death to the hirer or any of their party, or other third parties, or for loss or damage to their belongings, vehicles or their contents, or any other personal possessions or monies.

    Any theft occurring during your stay due to a lack of vigilance in terms of locking the property will invalidate the terms of the insurance and thus costs will have to be met by yourself.


    Pets

    Please note that Howgills Apartments 7, 8, and 10 are dog-friendly. Howgills Apartments 9 and 11 are pet-free apartments. If we determine that you have allowed a dog in a pet free apartment you will be charged a fee from your Security bond for the additional deep clean that will be required.

    No more than the number of dogs specified on our website may occupy the property at any one time.

    Puppies under the age of 12 months are not permitted unless authorised by Howgills Accommodation.

    All dogs should be kept under strict control at all times whilst on the property.

    Dogs shall not be permitted in the bedrooms or bathrooms or to go onto furniture.

    Dogs shall not be left on the property unattended or in your vehicle outside of the property at any time.

    Should dogs be left unattended and cause any disturbance to any neighbours or neighbouring properties, then this may be deemed as unreasonable behaviour and could warrant eviction from the property.

    Any fouling of internal areas shall be professionally cleaned and the cost borne by the guest will be recovered from the security deposit.

    Any fouling of lawns, paths, or outside surfaces shall be cleared up without delay, by you the Guest. Failure to do this will result in additional charges being made which will be recovered from the security deposit.

    Guests should provide dog bedding and necessary equipment, including food and water bowls, including towels.


    WI-FI​

    The Wi-Fi service at Howgills Apartments is free of charge. All guests agree:

    Not to use the WI-FI for any unlawful, inappropriate, or immoral purpose.

    Not to make any use of the WI-FI such that the whole or part of the WI-FI is interrupted, damaged, rendered less efficient, or the effectiveness or functionality of the WI-FI is in any way impaired. This includes limiting the number of large files to be uploaded and gaming/streaming movies.

    Not to use the WI-FI for the transmission or posting of any computer viruses or any material which is defamatory, offensive, or of an obscene or menacing character or in such a way as to cause annoyance, inconvenience, or needless anxiety.

    Not to use the WI-FI in a manner that constitutes a violation or infringement of the rights of any person, firm, or company (including rights of copyright or confidentiality).

    Not to use the WI-FI to transmit any material for the purposes of publicity, promotion, and/or advertising without the prior written consent of Howgills Accommodation unless such transmission has been specifically requested by another User of the WI-FI.

    That in the event that it has any right, claim or action against any other user arising out of the use of the WI-FI then it shall pursue such right, claim or action independently of, and without recourse to, the Owner; and

    The User will indemnify and defend Owners against all claims, liability, damages, costs, and expenses, including legal fees, arising out of a breach of these Terms and Conditions or any Use of the WI-FI by the User. The User acknowledges that Owners have no control over the nature or content of information or programs transmitted or received by the User using the WI-FI and that Owners do not examine in any way the use to which the User puts the WI-FI.

    The User agrees to fully indemnify the Owner against any claims or legal proceedings arising in connection with the User’s use of the WI-FI which is brought or threatened against the Owner by any other person.


    Business use

    Howgills Accommodation is not liable for business losses.

    If a Guest uses the property for any commercial or business purpose, Howgills Accommodation will not have any liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity.


    Parking & Electric Car Charging​

    Parking instructions for the relevant property are included in the property description and such instructions and limitations must be strictly adhered to by Guests. All vehicles are parked at the Guest’s risk and Howgills Accommodation shall not be liable for any damage to vehicles, theft of personal items stored in them, or parking fines/clamping.​

    For security reasons, Howgills Accommodation has CCTV in operation in the parking areas and this is monitored by Howgills Accommodation.​

    We do not have on-site charging facilities at Howgills Apartments and you must make your own arrangements for EV charging. The closest charge points are at nearby Killington Services https://motorwayservices.uk/Killington_Lake or Booths at Kirkby Lonsdale https://www.booths.co.uk/store/kirkby-lonsdale/


    Complaints procedure

    If you feel you have a reason for complaint, then Guests should notify Howgills Accommodation immediately on freephone 0800 8 32 16 32 so that steps can be taken to address your complaint.

    If you do not complain at the time when you are staying at the property, by leaving it until after your stay has ended or at a later date during your stay, Howgills Accommodation will not be able to remedy your complaint as you will have not given Howgills Accommodation an opportunity to remedy the matters you have complained of during your stay and, in such circumstances, Howgills Accommodation shall not be liable to offer any refund or compensation in relation to the matter complained of.

    For each property, the Owner provides a call-out service and the necessary contact telephone numbers are given on the My Stay Planner.


    CCTV

    Howgills Accommodation has CCTV cameras at the properties, principally at the entrance and exit points and at the car parking area. CCTV is in operation for the personal safety of guests, staff, and visitors and to assist in the day-to-day management including ensuring the health and safety of guests and others. No camera focuses or will focus, on toilets, shower facilities, changing rooms, staff kitchen areas, staff break rooms or private offices.

    Activities & Catering

    Please note that all of the activities that are delivered at our properties (or within the nearby area) are with external providers and the guest must make a booking directly with the provider. Guests are advised to read all booking/cancellation/terms and conditions set by the Provider.​

    Howgills Accommodation can take no responsibility for the organisation, delivery, or cancellation of these events.​

    Howgills Accommodation is in no way responsible for any accident/injury which may occur through the delivery of the activity either on or off our property.​

Brilliant apartment, perfect location 5/5

We stayed as a party of 5 for a long weekend in order to watch a local sports tournament. Unfortunately even though it was July, the weather was very unpredictable which meant we had to spend a little more time indoors sheltering. The apartment was perfect. It was an excellent base for exploring, as well as having the space to relax and watch TV during the rain breaks from the sports tournament. We would highly recommend the apartment.

The apartment had its own small garden area with gate ideal for us with a dog, it would also benefit those with toddlers. Accommodation was of very good standard and looked very fresh and new. Clean bathroom and kitchen all in all very good quality and value

Great location in centre Sedburgh. Apartment had everything we needed for boys biking trip. Some great mountain biking right from the doorstep. Dent and the viaducts and borrowdale classic. Great local pubs for food and drink. The Dalesman and Black bull.

A nice stay 4.2/5

This apartment is in a beautiful location. It is convenient access to both the Dale's and the Lakes, and is on a very quiet street. The decor of the open living area is nice and comfortable, the spare room with the bunk beds is functional, the bathroom needs a bit of an upgrade and the furniture in the main bedroom is dated/traditional. This isn't a modern stay. The reason we did not feel entirely comfortable during our stay is because the blinds in the bedroom are not very good, they let a lot of light through which meant early wakeup and late nights as we visited in June. There is also a street lamp in the car park which shines straight onto this apartment window. The solution was to use 3 of the 4 bunk bed mattresses to prop them against the spare room and master bedroom windows in order for us and our baby to get a good night's sleep. The master bed is a small double, and creaks at every move, so it's great if you are a deep sleeper, otherwise you may wake yourself up at night. All in all however, the positives outweighed the teething problems in this apartment, it is spacious, private and generally well looked after, and it is well soundproofed from neighbouring apartments and a great locality to the main highstreet with pubs, local shops and the local co-op. All in all, a very nice stay, although we may ask for a different apartment room should we visit again.

Just what we asked for 4.2/5

I booked directly with Howgills Apartments as I had very specific requirements for my elderly parents who I was taking on a short break. Dawn who dealt with my booking was extremely helpful. The apartment suited us very well. The only comments I would make are , there were no instructions for how the heating/ hot water system worked and the sofas although lovely and squishy are too low for anyone with joint problems. Other than that perfect for our needs.

Weekend perfection 5/5

What a fabulous weekend we have had at Howgills. We arrived to a beautiful backdrop of hills in every direction. It was such a perfect base and we wanted for nothing - both in the apartment and from the surrounding area - simply perfect. The information provided by Howgills on top of everything else was wonderful. We wanted a short break to explore the area and hunt for Squirrels and Waterfalls - we were not disappointed. On one of the evenings we visited the nearby 'Al Forno' Italian Restaurant and the food was lovely. Leading up to our stay we given some great information and the owners couldn't have been more helpful. Fantastic get away!

We booked this lovely apartment for a family of 10. This apartment is equipped with every necessary item you can think of! Everything was kept very nice n clean. If you are looking for a nice, quiet place to relax and enjoy the scenery, then this is the place to book your next holiday! We will definitely be coming back!

Birthday holiday 4.3/5

The layout of this apartment was perfect for a family gathering, and would also do well for a group of friends who know each other well. Having an open plan kitchen/dining/sitting area was good for socialising, communication and baby watching. With guests we were 15 people fitting ng in comfortably around the table. Thanks for providing extra chairs. Kitchen Was adequate and easy to work in. Bad: We found some big rips in the leather sofas, a bit of an eye sore once you pulled off the throw. There was no light in the porch were you hang up your coats. The number of bins was confusing. It's laudable to provide recycling bins, but few of us really understood them, hence stuff ended up in the wrong bins, probably.others in the group said that the markings on the cooker dials were poor, and that they banged their head, sleeping in the bottom bunk bed. In bathroom 8 the towel rail switch isn't working. Gopd: We felt instantly welcome with tea and coffee and biscuits and fresh milk supplied. Guests by car around the back could be spotted and welcomed straight into the apartment. At the end the cleaners were very polite and friendly.

England Netball Team Use 5/5

We used the Howgills Apartments for a training camp at Sedbergh School. Staff at Howgills were incredibly helpful (particularly Amy!) in their communication before our stay and throughout the time we were there. The apartments were easy to access using the code on the door and were immaculately clean on arrival. Excellent self-catering facilities and a great location with ample parking. The apartments were perfect for our use for a training camp. We would definitely use them again if we return. Many Thanks!

Overnight stay halfway on our journey to Scotland 3.5/5

I would imagine that thins would be a great place to stop for any walkers or those visiting the lakes. Very close to both. Sedburgh is a lovely town and this accommodation is in the heart of the town. With regards to the accommodation it was clean and safe, with plenty of room. The only thing we found strange was the pile of stacking chairs stored in the living room. If there were very young children or toddlers staying, they may well have pulled them over onto themselves as they were stacked quite high. Not sure why they were even there.

Walkers respite 4/5

The flat is comfortable, well equipped and centrally located. Ideal for a group of walkers and 2 dogs walking the Dales Way. No complaints apart from the bathroom fan which switched itself on and off all night long but I already reported this and had a response
