    There’s plenty of comfortable seating, along with a gas BBQ (gas provided) and a CHAR pizza oven that runs on wood pellets. Whether you’re grilling in the sunshine or making fresh pizzas with a view, everything is set up for easy outdoor entertaining.

    For your comfort, our spacious car park can accommodate 15 - 20 vehicles, providing ample room for your group’s arrival.

    Q: Can you walk to Sedbergh from Howgills House? If so, how long does it take?
    A: Certainly, it's possible to walk to Sedbergh from Howgills House, requiring approximately 20–25 minutes. We've provided high-visibility vests, head torches, and maps in the boot room to ensure a safe journey, although please exercise caution as there's no designated pavement.


    Q: Are cleaning products necessary to bring along?
    A: No need; Howgills House is fully equipped with cleaning products, tea towels, sponges, toilet tissue, and dishwasher liquid. Our kitchen is well-appointed with crockery, cutlery, glassware, and cookware suitable for up to 28 guests.


    Q: Are iron and ironing boards available?
    A: Certainly, you can find these amenities within the property.


    Q: Are BBQs available?
    A: Yes, we offer a gas BBQ on the premises. Consider visiting 'The Meat Hook,' a local butcher in Sedbergh town, for locally sourced produce.


    Q: Are there recreational activities on-site?
    A: Indeed, we provide a pool table and an assortment of children's games stored in the TV room cupboard.


    Q: Can hot food be arranged?
    A: Absolutely, we've partnered with Catering Partners who can facilitate hot food requests. Please reach out to us for further details and connections.


    Q: What are the check-in and check-out times?
    A: Check-in is available from 4 pm, while check-out is scheduled for 10 am on your departure day. If you arrive between 4 pm and 4:30 pm, a team member will be present for an induction. For arrivals after 5 pm, you'll find an 'Induction Book' in the hallway with comprehensive information. Our contact number is available in the induction book should you require assistance.


    Q: Are fire logs available?
    A: Yes, fire logs can be found near the building's recycling and general bins area. To ensure availability please enquire with our team. The cost per bag is £10.


    Q: Is there parking?
    A: Yes, parking is available on-site for up to 15 - 20 cars.

  • Terms and Conditions

    Please read these terms and conditions carefully. All bookings made via Participating Websites and Online Travel Agencies or with Howgills House directly are made subject to these terms and conditions.

    The person making the booking will be deemed to have accepted these Terms and Conditions on behalf of all persons who will be staying at Howgills House. Bookings cannot be accepted from persons under eighteen years of age.


    HOUSE RULES

    Our House works really well for low-key stays and relaxed weekends.

    Noise Regulations: No excessive noise outside after 7 PM on weekdays and 9 PM on weekends. We expect neighbours and local residents not to be disturbed after this time. Guests may be asked to leave if these rules are not adhered to.

    Minut Device: Please be aware that Howgills House is equipped with a noise monitoring device called Minut. This device does not record conversations but will notify us of excessive noise levels. We reserve the right to take necessary actions should noise levels be reported consistently above acceptable limits.

    Guest Limit: You must confirm the exact number of guests in your party. No additional guests are allowed at the venue without prior permission. If additional guests are found staying, your group may be asked to leave.

    CCTV: For fire and safety reasons, our properties have CCTV in operation in the entrance and parking areas, monitored by Howgills Accommodation.

    External Activities: We do not allow the hire of live bands, PA systems, or discos at Howgills House.

    Respect and Consideration: All guests must behave considerately towards other guests and local residents. Strictly no fireworks or Chinese lanterns, as livestock are nearby.

    Pets: No pets are allowed. If we find a pet has stayed, a professional deep clean will be charged from your security bond.


    CATERING

    If booking any activity or caterer during your stay, we can supply a list of trusted local companies. Please check with us that any chosen provider is suitable for the property.

    If you use your own provider, a copy of their public liability insurance must be emailed to info@howgillsaccommodation.co.uk at least 4 weeks before arrival. If the provider is not approved, you will be required to cancel.

    Decorations: Please use plastic hooks provided in the living room. Do not use Sellotape or Blu Tack. Furniture must be returned to its original position. No party discs, glitter, feathers, or confetti allowed. Stag parties are not accepted.

    Damages: If carpets are stained and cannot be cleaned before the next guests, your full security bond may be used to cover costs and compensation.

    Logs: One complimentary bag is provided for the open fire. Extra bags can be taken from the shed at £10 per bag, charged after your stay.


    PAYMENTS

    Full payment is required at the time of booking to secure your reservation.

    If not booked through our website, a payment link will be sent via SuperControl. Payments can be made securely online or by BACs (details on your invoice).

    We reserve the right to decline any booking. If declined, any deposit or payment made will be refunded.


    CANCELLATIONS

    If you cancel: We recommend travel insurance. If cancelled 14+ days before arrival, you will be fully refunded. If cancelled less than 14 days before arrival, 50% of the stay is due. 5 days before arrival or no-shows are charged in full.

    If we cancel: We may cancel for health, safety, or circumstances outside our control. We may offer alternative accommodation but are not liable for additional costs. Refunds will be provided for payments received. No refunds are given for travel disruptions such as weather or strikes.


    SECURITY BOND

    A £75 security bond is pre-authorised 7 days before arrival. This is released if the property is left without damage or extra cleaning needs. Deductions are made for damages, losses, or rule breaches.

    Previous damages must be reported on arrival. If costs exceed the bond, you will be invoiced. Recycling must be separated, smoking is not permitted indoors, and furniture must be returned to original positions.


    GUESTS

    The property must not be occupied by more guests than agreed. Extra guests without permission may result in eviction or additional charges. CCTV operates at entrances and parking areas.


    CHILDREN SAFETY

    Cleaning products are stored in high cupboards/worktops where possible. Parents/guardians are responsible for children’s safety.


    LOST PROPERTY

    Lost property will be returned if postage and a £10 handling fee are paid. Items unclaimed after 28 days will be disposed of. All use of the property is at the guest’s risk; we are not responsible for injury, theft, or loss of belongings.


    ELECTRIC CAR CHARGING

    No charging is available on-site. Local charge points are at Loftus Hill Car Park (LA10 5RX) and Joss Lane Car Park (LA10 5AS). Parking is at guests’ own risk.


    CCTV

    CCTV operates at entrances and car parks for safety and management. Cameras do not focus on private areas. Our CCTV policy is available on request.


    HOT TUBS

    Use of hot tubs is at guests’ risk. Children must be supervised. Owners may close hot tubs for maintenance or safety reasons. Misuse or negligence may result in refusal of access. Hot tubs are serviced during stays to ensure safety.


    WI-FI

    Wi-Fi is free of charge but must not be used unlawfully, offensively, or for disruptive streaming/uploads. Guests indemnify owners against any misuse of the service.


    COMPLAINTS

    If you have a complaint, notify us immediately on 0330 321 3339 so it can be resolved. Complaints raised after your stay cannot be remedied or refunded.

The Location

Situated between the Yorkshire Dales and the Lake District, Sedbergh (pronounced 'Sed-ber') radiates an old world charm and some of our guests have described it like 'being on the set of a Harry Potter movie!' There are winding cobbled ginnels framed by historic sandstone buildings and the Main Street has small, independent shops, cafes and pubs.

​Nestled below a valley of hills that are called the Howgill Fells the breathtaking views will call you to go and have an explore! Perfect for walking, mountain biking and waterfall dipping. Historically, weaving and wool textiles played an important part of the town's heritage and more can be explored at Farfield Mill, Arts and Heritage Centre.

Sedbergh is also England's official Book Town. Choose from a huge variety of books from cheap reads to collectables available from a wide range of book sellers and local shops and cafes.
